Home Evaluation Questions:

  • What first attracted you to your home?
  • What features of your home distinguish it from other properties in your neighborhood and surrounding area?
  • What do you consider the most appealing improvements of your property?
  • What are the most appealing aspects of your neighborhood and market area?
  • Are you aware of any problems or concerns about your home or surrounding neighborhood that will need to be disclosed to potential buyers?

Please take some time to walk around the inside and outside of your house. Note any improvements that should be made before   you begin showing your house. Your NP Dodge REALTOR® is always available to assist you.

Every seller wants the best possible price and terms for his or her home. Several factors, including market conditions, location and interest rates, will determine how much you can get for your home. The idea is to get the maximum price and the best terms during the window of time when your home is being marketed.

Intelligent pricing from NP Dodge takes the guesswork out of the equation.

Pricing begins with an accurate assessment of your property’s value.  A Competitive Market Analysis (CMA) can be done on your property to estimate the value of your property under current market conditions. The value of your home relates to local sale prices. The same home, located elsewhere, would likely have a different value. Other factors include current competitive listings and comparable listing that have expired.

Once completed, your NP Dodge Sales Associate utilizes a full range of specialized resources—including the latest industry research, Market Trend Reports, neighborhood sales histories and many other assessment tools—to define the best possible price for your listing. This has made the difference for thousands of sellers in the Omaha and Council Bluffs area.

NP Dodge REALTORS with their extensive training are active in the local marketplace and can provide assistance with pricing, marketing, negotiation and closing.

If your home is overpriced, it reduces buyer activity, attracts the wrong prospects, helps sell the competition, causes appraisal problems, and extends its time on the market. Home buyers are most interested in properties within the first three weeks of the listing date and use several sources in their search process as shown in the chart. That is why it is important to price your home correctly from the beginning.

When putting your home on the market, there are things you can do to differentiate your house from the competitors. If your home gives a great first impression, buyers will remember it better than the others they see.

Your first concern is the home’s exterior. If the outside, or “curb appeal” looks good, people will more than likely want to see what’s on the inside. Keep the lawn and landscape nicely manicured. Trim the bushes and season permitting, plant some flowers. Be sure your front door area has a “Welcome” feeling. A fresh coat of paint on the front door looks great.

Of all the rooms inside your home, pay special attention to the kitchen and bathrooms. They should look as modern, bright and fresh as possible. It is essential for them to be clean and odor free. A fresh coat of paint just may do the trick. Have any leaky faucets taken care of. Make sure walls and doors are free of smudges and look for anything that might indicate a maintenance problem.

Since you want your home to look as spacious as possible, remove any excess or very large furniture. Make sure that table tops, dressers and closets are free of clutter. Don’t use your garage, attic, or basement to store these extra things. These areas also need to have the impression of space. Instead, put them into storage.

EXTERIOR:

  • Keep the lawn cut and watered regularly.
  • Check steps, walkways and patios for cracks.
  • Inspect doors and windows for peeling paint.
  • Clean and align gutters.
  • Repair and replace loose roof shingles.
  • Repair and repaint loose siding and caulking.
  • In winter, keep walks cleared of snow and ice.
  • During spring and summer consider adding a few potted annuals near your front entrance.
  • Re-seal an asphalt driveway.

INTERIOR:

  • Giving every room in the house a thorough cleaning, as well as removing all clutter.
  • Hiring a professional cleaning service, once every few weeks while the house is on the market.
  • Keep counter tops cleared.
  • If necessary, repainting dingy, soiled or strongly colored walls with a neutral shade of paint.
  • Repair cracks, holes or damage to plaster, wallboard, wallpaper, paint, and tiles.
  • Replace all burned out lightbulbs.
  • Repair dripping faucets and showerheads.

Can you over-improve? Yes. You may have the only swimming pool in the subdivision, or your landscaping may be exceptional. It may be hard to sell a $400,000 home in an area of $300,000 homes. Consult with your listing agent to determine if the added improvement equals added marketability.

Personal Expression
Owning your own home can provide a source of pride, enjoyment and satisfaction. It means you can paint the walls any color you desire, turn up the volume on your sound system, attach permanent fixtures and decorate your home according to your own taste. Home ownership gives you and your family a sense of stability and security. It’s making an investment in your future.

Appreciation
Although real estate moves in cycles, sometimes up, sometimes down, over the years real estate has consistently appreciated. Many people view their home investment as a hedge against inflation.

Mortgage Interest Deductions
Home ownership is a superb tax shelter and tax rates favor homeowners. As long as your mortgage balance is smaller than the price of your home, mortgage interest is fully deductible on your tax return. Interest is the largest component of your mortgage payment.

Property Tax Deductions/advantages
IRS Publication 530 contains tax information for first-time home buyers. Real Estate property taxes paid for a first home and a vacation home are fully deductible for income tax purposes. If you receive more profit than the allowable exclusion upon sale of your home, that profit will be considered a capital asset as long as you owned your home for more than one year. Capital assets receive preferential tax treatment.

Mortgage Reduction Builds Equity
Each month, part of your monthly payment is applied to the principal balance of your loan, which reduces your obligation. The way amortization works, the principal portion of your principal and interest payment increases slightly every month. It is lowest on your first payment and highest on your last payment. On average, each $100,000 of a mortgage will reduce in balance the first year by about $500 in principal, bringing that balance at the end of your first 12 months to $99,500.

Equity Loans
Consumers who carry credit card balances cannot deduct the interest paid, which can cost as much as 18% to 22%. Equity loan interest is often much less and it is deductible. For many home owners, it makes sense to pay off this kind of debt with a home equity loan. Consumers can borrow against a home’s equity for a variety of reasons such as home improvement, college, medical or starting a new business.
